Service Agreement

Hands-Free BnB provides short term rental set-up services to clients. The services provided include Standard Cleaning, Home Design & Decor, Furniture Assembly, and Professional Photography services. We also provide various complementary materials including our Welcome Binder, Cleaning Checklist, and Inventory Checklist.

Services: Hands-Free BnB shall provide the services described above to the Client in a professional and timely manner. The Client shall provide our team with all necessary information and access to the rental unit to complete the services.

Service Request: Hands-Free BnB provides free estimates for rental unit set-ups both local and out of state. The Client must fill out a Service Request Form to receive a free estimate, although this estimate may change based on the needs of each rental unit.

Hands-Free Express Service: At Hands-Free BnB, we like to ensure thorough preparation for an exceptional experience. We kindly request bookings at least 2 weeks in advance to customize your property seamlessly. For reservations with less than 2 weeks of prep-time, a Hands-Free Express Service Fee will be added to your bill. We require at least one week between booking our services and travel to allow time for adequate preparations for your unit.

Payment: The Client is required to place a valid credit card on file, which will be charged a nonrefundable down-payment upon booking our services. We take our business and our time very seriously. Under no circumstances are down-payments refunded. The card on file will be charged the remaining balance of the bill 24 hours after completion of the service.  The Client has 24 hours  to express any concerns about the final set-up of the rental unit after receiving photos of the finished unit.

Signed Lease: Please be aware, without a signed lease and information to access the unit at least 48 hours prior to flight departure, our team will be forced to cancel travel itinerary. This will result in a Service Cancellation Fee. 

Lock-Out Fee: If we are unable to enter the unit upon arrival, we will reach out for assistance. If there is no contact within one hour a $150 Lock-Out Fee will be issued to the card we have on file. If there is no contact within 12 hours, a $500 Lock-Out Fee will be issued to the card we have on file.

Additional Services: Although our team does bring a collection of standard tools and equipment to the unit, we are limited in this capacity as we will be traveling via airline. If any special tools or additional services are required during this project, the use of a third-party service may be utilized. It will be your responsibility to cover these costs should they arise.

Damaged Items: Hands-Free BnB is not liable for any broken or damaged items within the rental unit of the customer. While we train our staff to take extra care with your belongings, we regret that, on rare occasions, something may be broken or damaged. We recommend that all renters take out their own insurance to cover any potential loss or damage to their property.

Refund Policy: While we do not offer refunds, we understand that issues may arise during the process of setting up a short term rental unit. If you are not satisfied with our services, please contact us after receiving preliminary photos of your finished unit within 24 hours of completion. Cancellation Policy: We require at least 2 weeks notice to cancel or reschedule your service to avoid a $250 Service Cancellation Fee. Canceling or rescheduling your service less than two weeks prior to the date of travel will result in a Cancellation Fee issued to the card on file.

Limitation of Liability: While Hands-Free BnB makes every effort to ensure the success of the Client's rental unit, the Company cannot guarantee the profitability of any short term rental. The Company shall not be liable for any losses or damages incurred by the Client as a result of using Hands-Free BnB services.

Termination: This agreement may be terminated by either party with written notice. In the event of termination after travel and/or service has already begun, the Client is responsible for the total cost of all services rendered with Hands-Free BnB.

Changes to Agreement: Hands-Free BnB reserves the right to change their policies at any time. If we make changes to this policy, we will update this page with the new policy and the date it was last updated. This agreement constitutes the entire agreement between the parties and supersedes all prior agreements and understandings, whether written or oral.

Waiver: Any failure of a party to enforce any of the provisions of this agreement shall not be deemed a waiver of such provisions or of the right of such party to subsequently enforce such provision.

Governing Law: This agreement shall be governed by and construed in accordance with the laws of the state in which Hands-Free BnB is based.
